General Terms and Conditions Chezeehoeve
General
The content of our website has been compiled with great care. However, we are not liable for any errors or changes. Only the prices and details stated in the booking confirmation are binding.
Minimum length of stay
The minimum stay depends on the period (month of the year and/or school holidays). We reserve the right to make changes to this during the year and based on availability.
Payment
The payment terms are stated on your booking confirmation. The 50% deposit must be paid when making the reservation. The remaining amount (50%) must be paid no later than six weeks before arrival. For short-term bookings, the total amount must be paid in full before the arrival date. If payment is not received on time, we are entitled to cancel your booking. We charge a deposit of €100 per vacation home. This will be refunded within a week after departure if you have left the vacation home in good condition and without damage.
Cancellation by the tenant
We assume that you will take out travel and cancellation insurance, or that you will bear any risks of cancellation yourself. You must also have liability insurance that is valid for the duration of the rental period. Reservations can only be canceled by email. In the event of cancellation, the following payment obligations apply:
- Cancellations made up to four weeks before the start date of the rental period are free of charge.
- Cancellations made within four weeks before the start date of the rental period are subject to a 50% cancellation fee.
- Cancellations made within two weeks before the start date of the rental period are subject to a 75% cancellation fee.
- If you cancel within one week before the start date of the rental period or don't show up on the day itself, you'll have to pay 100% of the amount.
Cancellation by the landlord
If, due to unforeseen circumstances, we are unable to fulfill the booking, we will do everything we can to find you comparable accommodation. If the tenant does not agree to this alternative, the rent already paid will be refunded immediately. Any further liability on the part of the landlord is expressly excluded in this case.
Termination
The landlord is entitled to terminate the rental agreement without notice of default if:
- The total invoice amount has not been paid at the start of the rental period;
- The tenant fails to move into the accommodation on the agreed arrival date before 8 p.m. without notifying the landlord;
- The tenant fails to comply with the obligations set out in these general terms and conditions and/or the house rules.
Without prejudice to the tenant's liability for the total rental amount, the landlord is obliged (in order to limit the damage incurred in such cases) to attempt to rent the accommodation to another party for the period during which it is not occupied by the tenant.
Liability
During their stay, tenants are fully liable for damage to the vacation home and its contents caused by the tenants or any guests accompanying the tenant. The tenant is obliged to report any damage to the landlord immediately. This damage must then be compensated in full. We reserve the right to deduct the damage in full or in part from the deposit. The owners/managers of Chezeehoeve may request that tenants leave the rented property immediately if property is destroyed or misused, or in the event of complaints from neighbors or other guests. The owner of Chezeehoeve is not responsible for the consequences of accidents that occur to tenants in or near the vacation home.
Disputes
Furthermore, all provisions of Dutch law apply, with the court in Middelburg as the competent court.
Arrival
Check-in between 4 p.m. and 8 p.m. Check-out before 10 a.m. Would you prefer to check in or out at a different time? Please contact us to discuss the options. We kindly request that you send us a message via text message/WhatsApp or give us a call one hour before arrival so that we can be sure to be there to welcome you.
Departure
On the departure day, the tenant must leave the vacation home ‘broom clean’, and the inventory must be complete, in good condition, and clean upon departure. If the tenant does not leave the vacation home in the correct condition, the landlord may charge additional costs, which will be deducted from the refundable deposit. Additional costs of €10 per item will be charged in cases such as:
- Garbage has not been disposed of in the appropriate containers;
- The dishes, pans, hob, and/or combi-oven are not clean;
- The dishwasher has not been emptied.
Linen
Each vacation home comes with one set of bed linen per person. For stays longer than one week, you can request an extra set of bed linen per person. If you would like to use clean bed linen more often, you can book this for €8 per person per set. Each cottage has a double box spring bed measuring 180 cm x 210 cm in the bedroom on the ground floor. A double duvet is provided for this bed. If you would like to book extra bed linen for this bed, this counts as two sets. On the upper floor, there are two separate box-spring beds measuring 90 cm x 200 cm with two single duvets. These beds can be placed separately or pushed together. However, in the case of the ‘Zee’ vacation home, it is no longer possible to walk completely around the bed when the beds are pushed together. The bed is then only accessible from one long side. This does not apply to the ‘Land’ holiday home, where the bed is accessible from both sides when the beds are placed together.
Towels
Each vacation home has one set of bath towels per person. For stays of five nights or longer, you will receive an extra set of bath towels per person. If you would like to use clean towels more often, you can book this for €5 per person per set.
House Rules
To ensure the calm and relaxed atmosphere of our holiday homes, we request that you do not make To ensure the quiet and relaxed atmosphere of our vacation homes, we request that you do not make any noise or play any music between 10:00 p.m. and 8:00 a.m. in the morning. This applies both inside the vacation home and outside in the garden of the vacation home. We wish all our guests and our neighbors a good night's sleep. In case of nuisance for other guests or neighbors, landlord has the possibility to dissolve the rental agreement immediately. Tenant must in that case immediately leave the vacation home without right to compensation.
The use of the holiday homes by more persons than agreed upon at the time of booking is not permitted. The number of persons agreed upon includes children and babies. Use of the holiday home by more people than specified in the booking agreement leads to immediate termination of the contract without any right to compensation.
Our holiday homes are exclusively intended for recreational purposes and are not intended for celebrations, parties, etc. in the broadest sense of the word.
Parking the car is only allowed in the designated parking spaces. There are two parking spaces available per holiday home.
Pets are only possible on request. We reserve the right to refuse a pet without giving a reason.
Smoking is not allowed inside our holiday homes.
The use of gourmet sets, baking trays, grill plates, or similar items is not permitted inside our holiday homes.
